What makes a good apartment

Location and the building community often matter more than square metres. We check the property management (administrador), reserves (fondo de reserva), house rules and neighbourhood for you – because a good apartment depends on a good building. The minutes of the last owners meeting often say more than any brochure.

Apartment or townhouse?

Apartments are easier to maintain, often better laid out and usually less expensive than a comparable townhouse. Townhouses offer more privacy, a patio and a private roof terrace. We listen to how you want to live – and tell you honestly which form fits better.

Comunidad de Propietarios – the owners association

When you buy an apartment, you also buy into a small community. Monthly fees (cuotas), decisions on renovations, noise rules and often ETV licence topics. We read the house rules and meeting minutes with you before you sign – it saves a lot of discussion later.

What buyers often ask.

Is an apartment better as a main residence or as a holiday home?

Both can work. For a main residence, proximity to the town centre, lift and quiet matter. For a holiday apartment, licence, location and shared facilities matter. We help assess both realistically.

What do we look at when buying apartments?

At the Comunidad de Propietarios – the owners association. How high are the monthly costs? Are renovations pending? We read minutes and check reserves before you sign.

How important is a lift?

Very important for resale – especially from the second floor upwards. Mallorca has an older owner base, and lifts noticeably increase demand.

Are there ETV licences for apartments?

Usually not in residential complexes – most comunidades prohibit short-term rentals. In dedicated tourist complexes, yes. We check this in advance.
