Why new builds on Mallorca are rare

Strict building rules, protected areas and restrictions on suelo rústico make new-build projects demanding. Most people build on a plot with an existing permit or in a village or town centre. Long processing times at the ayuntamientos add to this - if you want a house quickly, move-in ready properties may be the better route.

Buyer protection with new builds

Important points are: a developer bank guarantee (aval bancario) for deposits, a clear building specification (memoria de calidades), realistic completion dates and notarial support that reviews the contracts properly. Deposits without a guarantee are legally sensitive in Spain - we make sure your money is protected.

Phases of a new build - what to expect

Reservation agreement, private purchase contract (contrato de arras), construction phase with staged payments, final acceptance and notary appointment. Each phase has its own checkpoints. We guide you through all of them - and can be on site for the handover if you want us there.

Architecture and energy in new builds on Mallorca

Today, new builds often achieve energy class A or B - good insulation, heat pumps, preparation for photovoltaics and water-saving systems. We help you read the building specification critically: not every "high quality" promise holds up. Material quality, window manufacturers, seals - these are the details that count.

What buyers often ask.

What do we get with a new build on Mallorca?

Modern architecture, strong energy ratings, warranty on the construction work and a purchase process with clear construction phases. In south-east Mallorca, only a limited number of new projects are created each year - the good ones are often gone before completion.

How does buying before completion work?

Usually there are three to four payments: reservation, contract signing, construction-stage payments and final payment at handover. Payments are secured by a bank guarantee. We check the developer and the guarantees for you.

What separates serious developers from risky ones?

Experience, completed previous projects, equity ratio, clean planning law status and a bank guarantee for your payments. We work only with developers we know - or we check unknown developers before making a recommendation.

Are changes to the layout possible?

During shell construction, often yes - bathrooms, kitchens, flooring and sometimes even wall changes. The further construction has progressed, the narrower the options become. It is worth raising this early.
