What first sea line really means

Spain has a strict coastal protection law (Ley de Costas). Within the first 100 metres from the coastline, new construction is often no longer allowed – homes there are protected as existing stock and are correspondingly rare. For every property, we check the exact position in relation to the dominio público marítimo-terrestre and the protection zone (servidumbre de protección).

Which locations on Mallorca really exist

True front line is rare on Mallorca and concentrated in a few bays – Portocolom, Cala d'Or, Portopetro, Cala Figuera, Cala Llombards, Cala Santanyí. Each bay has its own character: quiet or lively, rocky or sandy, sheltered or exposed to wind. We know the differences and tell you which location fits your life.

What to look for with a front-line property

Permit situation (existing protection, renovation options), salt mist exposure on facade and systems, wind direction and strength, privacy from the beach, access and parking. Also important: noise, because some bays fill quickly in summer. We visit the house with you at different times of day and seasons.

Value retention and care

Homes by the sea need more care – stainless steel instead of aluminium in exposed areas, regular facade and wood maintenance, good shading against UV. In return, value stability in front line is traditionally high because supply cannot grow. We help you assess both sides realistically.

What buyers often ask.

What does "first sea line" really mean?

Strictly speaking: the plot borders directly on the public coastal zone (Zona Marítimo-Terrestre), with no other house or road between you and the sea. In marketing, the term is often used more broadly – we tell you what you are actually buying.

Which legal particularities are there?

The Spanish coastal law (Ley de Costas) regulates a protection strip of 100 m from the waterline, or 20 m in exceptions. Within this strip, construction and alteration restrictions apply. We check the exact requirements before purchase.

How rare are front-line properties?

Across the whole island, there are estimated to be only 2,000 to 3,000 residential properties – most never reach the open market. Anyone looking for one works through personal networks. We keep our ear close to the market.

Is first sea line worth it as an investment?

Very stable in value – the location cannot be multiplied. Operational yield is usually low because investment and maintenance costs are high. We are honest: it is a lifestyle property, not a cash-flow property.
