Why new builds on Mallorca are rare
Strict building regulations, protected zones, and restrictions on suelo rústico make new-build projects demanding. Whoever builds, usually builds on a plot with an existing permit, or within the village core. The good projects sell off-market before they're officially listed.

Buyer protection in a new build
The essentials: developer bond ( aval bancario ) for deposits, a clear specification ( memoria de calidades ), realistic completion deadlines, and an experienced developer with a track record. We check all of that before you commit – and walk away from doubtful projects.

Phases of a new build – what to expect
Reservation contract, private purchase agreement ( contrato de arras ), construction phase with interim payments, final acceptance, and notary appointment. Each phase has its own checkpoints. We accompany you through all of them.

What do we get with a new build on Mallorca?
Modern architecture, top energy ratings, a guarantee on construction, and a purchase process with clear building phases. In southeast Mallorca only a limited number of new projects are created each year – the good ones are placed early.
How does buying before completion work?
Usually three to four installments: reservation, contract signing, construction-progress payments, and a final payment on handover. Payments are secured by a bank guarantee. We check the developer before you transfer anything.
What separates reputable developers from risky ones?
Experience, completed prior projects, equity ratio, legal cleanliness, and a bank guarantee for your payments. We work exclusively with developers we know – or we vet unknown ones thoroughly before recommending them.
Are changes to the floor plan possible?
In the shell-construction phase, often yes – bathrooms, kitchens, flooring, sometimes wall positions. The further along the build, the tighter the options. Bringing things up early is worthwhile.
