Why Felanitx

The town has its own identity, a beautiful Sunday farmers' market and architecture that's often historic in the center and classic Mediterranean on the outskirts. If you want a townhouse with real town feel, this is the place to look. On top of that, a growing scene of galleries, workshops and small restaurants – less hype than Santanyí, more depth.

Living in Felanitx

In the center you'll find beautiful historic townhouses, often with real town character and larger square footage than elsewhere. Outside – toward Sant Salvador, S'Horta, or the Portocolom hinterland – fincas and country homes are common. Price levels are clearly below Santanyí for comparable substance.

Location and access

Portocolom and Cala Marçal are 10–15 minutes away, Cala d'Or 20. Palma is about 45 minutes via the Ma-19, the airport sits about an hour out – roughly an 8-hour direct flight from New York. Felanitx has everything a small town needs – schools, doctors, banks, large supermarkets – and holds its own as the center of the southeast.

What makes Felanitx special?

Felanitx is authentic Mallorca: a mid-sized town with a weekly market, a real wine culture (Anima Negra, 4 Kilos), the Sant Salvador hilltop monastery, and a blend of tradition and creative life. Less glamorous than Santanyí, more real.

How do prices compare?

Noticeably more affordable than Santanyí. Townhouses from €350,000, good restorations up to €800,000. Fincas in the wider surroundings between €700,000 and €3,000,000, depending on size. If you're after value and character, you'll find a lot.

Which villages belong to the municipality?

The municipality of Felanitx includes Portocolom, Cala Marçal, Cas Concos and S'Horta – six very different worlds between harbor, hinterland and hills.

Who is Felanitx right for?

Buyers who love real Mallorcan life, value a town with substance, and don't need to live in the priciest hotspot. If you want bustle and summer scene, look elsewhere – if you want authentic everyday life, you're in the right place.
