What an ETV license really means
ETV stands for Estancias Turísticas en Viviendas – the legal basis for short-term tourist rental. We check validity, transferability, conditions, and capacity (max guests, minimum/maximum stay) for you.

Buying a license with the property – what to know
Licenses are not transferable everywhere. Some are tied to the property and pass with the sale automatically; others must be reapplied for. We sort that before the purchase – not after. The purchase contract should explicitly cover license transfer and warranties.

Zoning and new licenses
Since 2022, the Consell de Mallorca has declared wide areas of the island Zonas Saturadas – no new licenses are issued there. Anyone who wants to rent to tourists effectively depends on existing licenses. That makes every existing license more valuable but also limits the choice.

What is an ETV license?
ETV ( Estancia Turística en Vivienda ) is the official license for short-term rental in private properties on Mallorca. Without it, tourist rental is prohibited – and now actively enforced.
Where do you get an ETV license?
Issued by the Consell de Mallorca. New licenses are only granted in certain zones – many municipalities have moratoriums. Existing licenses are transferable at sale and very valuable.
What does an ETV license cost?
The license itself is inexpensive to issue. On the market, however, the license value is traded separately – premiums of €20,000 to €150,000 are realistic depending on location and property type.
