What defines a Mallorcan villa

Villas on Mallorca are usually detached, often with a pool, well-kept garden and generous indoor/outdoor areas. Architecturally, they range from modern cubic buildings to Mediterranean classics with arches and terracotta roofs. What connects them: privacy, outdoor space and the ambition that inside and outside form one coherent space.

What we pay special attention to with villas

Permits for pool and extensions, energy certificate, build quality (thermal insulation, windows, seals) and above all: are energy and water consumption in proportion to the comfort? A 400 m² villa with pool can be an energy guzzler – or a carefully thought-out home with solar, heat pump and cistern. You do not see the difference in the first photos.

Location and privacy

Many villas are located in residential estates (urbanizaciones) such as Cala d'Or, or in the hills above Portocolom and Felanitx. We check boundary development, sightlines and future building plans on neighbouring plots with you – because the privacy you have today is not automatically the privacy of tomorrow.

Maintaining a villa – what is realistic

Maintaining a villa means pool service, garden care, regular house maintenance, air-conditioning and heating service, often a caretaker or concierge. We can name realistic annual budgets and know reliable local service providers – that is part of our support, even after the purchase.

What buyers often ask.

What is a villa in Mallorcan market language?

A detached, usually newer or modernly designed residential home on building land – in residential areas such as Tolleric, Vista Alegre, Cala d'Or or Porto Petro. With pool, garden and clear architecture. Difference to a finca: it is not in the rustic countryside.

What do we look at with a villa?

At the substance, year of construction and energy quality. Many villas from the 80s and 90s are currently being renovated or replaced. We check the energy certificate, heating/air conditioning, water supply and whether all structures are permitted.

Which locations are especially sought after?

In southeast Mallorca: Cala d'Or, Porto Petro, Tolleric, Vista Alegre, Cala Llombards. The closer to beach or harbour, the stronger the market. We know the micro-locations – and know what gets busy in summer and what stays quiet.

Are there ETV licences for villas?

More often than with townhouses, but not automatically. For every villa, we check whether a holiday rental licence exists, is transferable or can be newly applied for.
