When you look for a finca on Mallorca, you are often not just looking for square metres. But quiet, substance and a piece of land that does not reveal everything at once.

What defines a finca on Mallorca

Classically, a finca is a detached country house on suelo rústico – rural land – with a plot, often several thousand square metres, sometimes with an olive grove, almond trees or its own well. It is not in the village, but between places. That makes it quiet and private – and brings its own requirements for water, power, access and permits.

What we look at with a finca

Before we recommend a finca, we always look at three things: substance (masonry, roof, damp), permit status (Cédula de Habitabilidad, registered building parts, possible extensions) and supply (water, wastewater, power, possibly solar). Much of what looks charming can still be an open question in the register. We want to know that before you sign.

Finca, country house, landhaus – is there a difference?

In everyday language, the terms are often used as synonyms. Strictly speaking, finca is the Spanish term for an agriculturally usable estate, while country house is the English equivalent. What matters is not the word, but what is in the land register – only the legal classification decides what you may do on the plot.

In the south and southeast of the island – around Santanyí, Ses Salines, Cala Llombards, Felanitx and the hinterland of Portocolom – you traditionally find many fincas. The landscape is gentle, the villages are calm and the routes to the sea are short. We know the area well and will tell you which location fits your daily rhythm.

What is the difference between a finca and a country house?

In everyday use, it means the same thing: "finca", "landhaus" and "country house" usually describe a detached house with land on rustic or agricultural soil. "Finca" is the original Spanish term and the one most strongly connected with Mallorca.

What do we check when assessing a finca?

Above all, the legal status: is the house on building land or on "suelo rústico"? Are all structures permitted, or are there later extensions? We check the land register, cadastre and Cédula de Habitabilidad before you negotiate.

Can fincas also have an ETV licence?

In many areas yes, in many unfortunately no. The Mallorca plan now regulates holiday rentals strictly. We tell you early whether your preferred finca can be licensed at all – before you start planning.

How quickly can you find the right finca?

Realistically, between 3 and 18 months. The best fincas in southeast Mallorca are rarely offered publicly. With a search brief, you join our internal shortlist – and often see properties before they reach a portal.
