A location isn't an address. It's a daily rhythm.

What matters

Cas Concos at a glance.

Cas Concos isn't a postcard village – it's everyday Mallorca in the best sense.

01

Why Cas Concos

The village is small and quiet, sitting centrally between Felanitx, Santanyí and the coast – each 5 to 10 minutes by car. Village houses here are often still fairly priced and offer substance for renovations with character. If you want authenticity without the Santanyí price tag, this is where to look.

02

Living in Cas Concos

The typical sandstone village houses around the church, some carefully restored, others still in original condition. Just outside the village, fincas and country homes sit in gentle rolling hills – often with almond trees, old walls and a sense of space. The hinterland around Cas Concos is one of the quietest stretches of the southeast.

03

Character and everyday rhythm

The village has a small supermarket, a bakery and a long-established restaurant. For everything else, Felanitx or Santanyí are minutes away. Living here means choosing life with the island – without the bustle of larger towns, but with everything within a 5-kilometer radius. Palma airport is just under an hour away – roughly an 8-hour direct flight from New York.

Frequently asked

What buyers often ask.

What kind of place is Cas Concos?

A tiny, authentic Mallorcan village in the municipality of Felanitx. About 800 inhabitants, one main street, quiet, in the island's heart. No tourists, no rush – Mallorca as it's getting harder to find.

What homes are available?

Mostly traditional village and townhouses in Marés sandstone, many unrestored with charm and substance. Fincas with almond trees and olive groves in the surroundings.

How are the prices?

Very accessible by island standards. Village houses from €250,000, good restored homes €500,000–€900,000. Fincas in the surroundings between €700,000 and €2,500,000.

Who is Cas Concos right for?

Buyers who love quiet, are happy to drive (beach 15–20 min) and want real village life – not postcard Mallorca. If you need theater, you're in the wrong place.

We know the island

The right one isn't always online.

A lot of what we place never makes it into the shop window. Off-market, from a neighbor, from a developer, from a lawyer. If you have an idea of what you're looking for, let's talk – we'll listen and see what fits.
