What we check on "move-in ready"

Current cédula de habitabilidad , energy certificate in place, all extensions registered, technical systems (heating, A/C, pool) serviced and documented. If all that fits, you can move in calmly – not next year, but next month.

Move-in ready isn't the same as new

A move-in-ready house can be freshly completed or thirty years old. What counts is the state of the technology (electrics, plumbing, heating), the substance (walls, roof, windows), and the permits. We help you build a realistic picture – "fully renovated" is a marketing line, not always a fact.

What you'll actually have to do after moving in

Transfer the water meter, transfer electricity, garbage fees (IBI notice), inform the property administration (in apartments), register waste collection. Sounds like small stuff – it's the sliding puzzle of the first weeks. We can also walk you through this if you'd like.

What does "move-in ready" actually mean?

You can move in without any renovation pending. Kitchen, baths, floors, electrics, heating – everything works and is in good condition. We check the term critically, though – marketing uses it loosely.

Move-in ready or renovate?

Move-in ready saves time and nerves but costs the prior owner's renovation surcharge (15–30 %). Renovating costs energy and time – but you design it yourself. We help you weigh it honestly.

What do we still check?

Energy certificate, age of the technical systems, material quality (some "move-in-ready" homes are only superficially renovated). We bring in an architect or building engineer when needed.

Is there a warranty on renovations?

In Spain there's a 10-year warranty on load-bearing parts of new construction – for renovations the picture is more complex. We check what's been guaranteed in writing.
