What sets a good renovation apart
Honest materials, preserved substance, careful detail work. Sandstone walls stay visible, old wood beams are cared for, new technology (heating, water, electrics) cleanly integrated. A good renovation often shows in the details – floor-height transitions, the cut of the new windows, the chosen plaster pigment.

Renovated vs. move-in ready vs. new
Renovated means: existing fabric with a story, modernized. Move-in ready is the state – a new build can also be that. New means freshly built, without legacy issues. We help you sort the terms – they overlap, and listings use them loosely.

What we especially check on renovated homes
Permits for the renovations ( licencia de obras , final acceptance), entry of new extensions into cadastre and land registry, quality of the hidden trades (electrics, plumbing, waterproofing), warranties from the renovating company. A renovation that only looks beautiful but skips on permits becomes a burden later.

What does "renovated" actually mean?
The building fabric has been reworked – roofs, walls, baths, kitchen, often electrics and heating new. "Renovated" can run from a paintbrush to a gut renovation. We check the actual scope.
What renovation depths exist?
Cosmetic (paint, floor, bath): around €800–€1,500/m². Mid-level renovation (plus technology): €1,500–€2,500/m². Gut renovation (everything out): €2,000–€4,000/m². In the higher segment, more.
What do we check on renovated properties?
Permit status of the renovation (papers often missing), hidden issues (damp, dry rot), material quality, and energy certificate. Sometimes a second renovation is needed after only 5 years.
Do I get a warranty?
When buying from a developer yes (10-year warranty on load-bearing parts, 3 years on equipment, 1 year on cosmetic defects). On private sale, limited – we negotiate warranties in the contract.
