Buying during construction vs. turnkey
Buying while it's being built often means: cheaper, more say in the finish, but also more risk. We check developer solvency, bank guarantees ( aval bancario ), and the contract staging. Down payments without a guarantee are legally critical in Spain and should never go through unchecked.

Build phases and payment plan
Typically 3–5 installments: reservation, shell, roof closed, interior fit-out, final acceptance. Each installment is tied to a build stage and ideally confirmed by an independent site manager. We recommend paying each installment only after a personal site visit.

A say in the finish
If you buy early in the construction process, you can often still change things: floor coverings, kitchen, baths, sometimes wall layout. Later, less. We clarify with the developer what's included in the standard and what costs extra – transparently and before signing.

What does "under construction" mean exactly?
The project is permitted, the developer is building, completion typically in 12–24 months. You can still choose between options (floors, baths, sometimes layout).
How does the payment plan work?
Typical: reservation (€10,000–€30,000), contract down payment (20–30 %), build installment(s) by progress (30–40 %), final installment at handover. All payments backed by bank guarantee.
What risks are there?
Construction delays (common), developer insolvency (rare but real), quality deviations from the plan. We minimize this through careful developer review and written specifications.
Can I bring in changes?
Up to the shell phase often yes – wall shifts, bath layouts, sometimes window positions. The further along, the tighter the options. Talking early pays off.
