Pools on Mallorca – what you should know

On rural land ( suelo rústico ), the pool is a frequent point of contention. Some are permitted, some aren't, some only partly. We check whether the pool is recorded in the land registry and cadastre – and whether the cédula reflects it. An unpermitted pool can become a problem when you resell.

Maintenance & running costs

A typical private pool costs €1,500–€4,000 per year for maintenance, chemicals, and water depending on size. Saltwater systems are kinder to the skin but more maintenance-intensive. Heating only pays off with solar or a heat pump – otherwise it consumes more electricity than the comfort is worth.

Pools and the island's water balance

Mallorca runs a tight water account. A pool should be thought through with a cover, shade planting, and ideally its own well or cistern supply. Some municipalities have rules about first-filling from the drinking-water grid. We help you avoid starting too naively here.

What does a pool cost to run?

Realistically €200–€500 per month depending on size – electricity, water, chemicals, maintenance. Saltwater pools cost less to run than chlorine but more up-front. Light users can cover seasonally.

What pool sizes are common?

Classic Mallorca pools fall between 25 and 60 m² of water surface. A 4×8 m pool is enough for cooling off, swimmers want 5×10 m or more. We check size, shape, and construction during the property review.

What do we look at when inspecting a pool?

Permit status, watertightness, filter system, heating (often missing), and the pump room. Refurbishments cost €8,000–€25,000. We bring in a pool builder before purchase when it's needed.

Does a pool hold its value?

Yes – a well-kept pool is almost a must on Mallorca in the mid to upper price range. A house without a pool sells more slowly and at a discount; a well-designed pool pays off at resale.
