A penthouse is more than the top floor – it is the connection between living space and outdoor space.

What makes a penthouse special

Private outdoor space on your own level, often panoramic views, less noise than on lower floors. Important: is the roof terrace exclusive (privativa) or shared (común)? This is stated in the division deed (división horizontal) – we check it with you before you fall in love.

Roof terrace – comfort or construction topic?

Some penthouses have generous roof terraces with pergola, water connection and solar potential. Others have areas that are permitted, but technically remain unused. We look at it with you: structure, waterproofing, options for a pergola or small pool – what is really possible here?

Heat, sun and maintenance

Living at the top means living closer to the sun. Ceiling insulation, terrace shading and efficient air conditioning are not extras, but essentials. We check the energy balance and roof condition – a leaking penthouse ceiling is an expensive lesson.

Where penthouses on Mallorca are especially beautiful

In harbour towns such as Portocolom and Cala d'Or for water views, in Santanyí and Felanitx for views over rooftops and the surrounding landscape. We know the buildings where the top floors really stand free – and are not hidden between neighbouring houses.

What buyers often ask.

What defines a penthouse on Mallorca?

The top floor, almost always with a large roof terrace and often with sea views. In Palma, often modern new builds; in coastal towns, often renovations from the 80s. Demand is constantly high.

Which locations are especially sought after?

Palma old town, Portixol, Santa Catalina, Cala d'Or, Porto Petro. The closer to the water, the scarcer the supply. Off-market plays a larger role here than with other property types.

How large are typical penthouses?

Living space between 90 and 250 m², roof terrace between 30 and 150 m². The terrace often creates the real value – we pay special attention to orientation, wind and sightlines.

What do we look at structurally?

Roof waterproofing, lift access to the floor, possible building restrictions for the terrace and the owners association. Penthouses often have special shares in the communal roof – that needs to be clearly regulated.
