Which sea view actually stays

The zoning plan ( Plan General de Ordenación Urbana ) shows what can be built next to, in front of, and beside you. We read that together with you before you fall in love – because a blocked view is hard to undo afterwards.

The hills above Portocolom, the heights around Cala d'Or, several spots in Cala Llombards and Cala Figuera – each with its own character. From a 180° panorama over the bay to the narrow sea-view between cypresses – we know where the most beautiful sightlines are.

Sun, wind, and visibility

A west view gives you sunsets; an east view gives early morning light; a south view gives the most sun across the year. Wind is stronger on the north and east of the island, milder in the south. We visit objects with you at different times of day – because the view in the brochure is just one frame.

What counts as a real sea view?

We make an honest distinction: sea view (= you see water from a line of sight), partial sea view (= you see water between houses or trees), and first-row (= the water is in front of your terrace). We label things accurately, not aspirationally.

How much does a sea view add to the price?

It varies. True sea-view locations with wide panoramas often cost 25–60% more than comparable inland properties. First-row is its own league. We give you realistic comparison values.

Is a sea view protected?

Rarely. In Spain there is no statutory "right to a view." What you see today can be built up tomorrow – if the plot in front is building land. We check the zoning before every purchase.

What should you look out for in sea-view properties?

The zoning plans for neighboring plots, wind and salt exposure on the facade, sun orientation (south-west is most sought-after), and sightlines – from the main terrace, the bedroom, the pool. Not all "sea views" are equal.
