What makes a good roof terrace

Enough shade (pergola, awning, mature plants), wind-protected corners, ideally a water and power connection, and of course: a view that holds. We check with you whether the terrace is registered and permitted in the land registry – some "roof terraces" are strictly speaking non-accessible flat roofs.

Structural themes

Waterproofing of the roof (especially critical after 20 years), structural capacity for a pergola or small pool, parapet height (min. 100–110 cm required). We check with you whether any pending roof refurbishments become visible before the notary appointment or disappear into the fine print.

With a pergola, outdoor kitchen, and lighting, a roof terrace becomes its own floor – often the most important one in summer. We know homes where 60 square meters of roof are the living room from May to October.

What to check at viewing?

Waterproofing (roof membrane), structural capacity (can the roof carry furniture, pool, plants?), orientation, and possible building restrictions. Some municipalities limit what may be built on the roof terrace.

Are there pools on roof terraces?

Rarely, but possible – usually plunge pools or small dip pools; larger pools need engineered structural calculations. We bring in a structural engineer when needed.

How important is wind and sun protection?

Very. Strong wind in spring and fall, sun beating down in summer. Pergola, awning, or glass windbreak make the difference between "nice to look at" and "actually usable."
