What matters

Cala d'Or at a glance.

Cala d'Or is well connected, well kept, and international – with a range of homes from apartment to villa.

01

The character of Cala d'Or

The white Ibiza-style architecture defines the place; many homes have pool and garden. Several small coves, a marina and a good selection of restaurants and shops. Unlike most towns on the southeast coast, Cala d'Or was designed from the start as a residential and holiday resort – you see it in the consistent architecture and the wide, well-kept streets.

02

Homes and formats

Apartments in communities with shared pools, compact terraced houses, and free-standing villas with private pools – Cala d'Or has the full range. A practical advantage for buyers: many homes are llave en mano, move-in ready, with proper property management and healthy reserves. We read the bylaws and HOA minutes with you.

03

International life and everyday rhythm

Cala d'Or has a very international community – German, English, Scandinavian and Spanish all spoken in parallel. Lively in summer, quieter in winter, but never deserted. Cala Ferrera, Cala Egos and Cala Esmeralda are right next door; Portocolom and Santanyí are close enough to add variety. Palma airport is about 50 minutes away – roughly an 8-hour flight from New York, 9 from Toronto, 7 from Dubai.

Frequently asked

What buyers often ask.

What is Cala d'Or?

Cala d'Or is the largest and most internationally known residential and resort area in the southeast – designed in the 1930s as a garden marina, today a mix of yacht harbor, holiday resort and year-round home base. A little bigger, a little more international.

What property types are here?

Lots of villas in residential estates, apartments in complexes with pools, some penthouses with sea view. A wide price range – from the €350,000 apartment to the €8,000,000 waterfront villa.

How is the ETV (vacation rental) situation?

It varies. Some complexes carry rental licenses, others don't. Licenses are more common for villas, but never automatic. We check per property.

Who is Cala d'Or right for?

Buyers who like infrastructure – restaurants, cafés, supermarket, marina, beach on foot. If you're after rural Mallorca, Santanyí or Felanitx is closer to the mark.

We know the island

The right one isn't always online.

A lot of what we place never makes it into the shop window. Off-market, from a neighbor, from a developer, from a lawyer. If you have an idea of what you're looking for, let's talk – we'll listen and see what fits.
