Renovating on Mallorca – what to know
Builders, architects, and the permit landscape differ noticeably from Germany or Austria. Build times run longer, material costs are volatile, and some interventions are simply not possible in protected zones. A classic substance renovation often takes 12–18 months – not 6.

When renovation pays off
When the substance is good (walls, roof, location), the permit situation is clear (main building registered, no illegal extensions), and the purchase price is realistic against the renovation cost. Rule of thumb: purchase price plus renovation outlay shouldn't exceed 80–90 % of the market value of the comparable renovated property – otherwise the effort barely justifies itself.
