When should I bring Valentin into the buying process?

Ideally before you submit an offer. Valentin checks the legal status of the property for you – encumbrances, rights of use, any heritage protection – and helps you draft safe contract terms. That way you avoid risk before any money moves.

What steps does due diligence include?

Review of the land registry extract (nota simple) for encumbrances, inspection of cadastre and building records, check of outstanding taxes, fees, and charges, plus review of building permits, final approvals, and the certificate of habitability (cédula).

How does the notarization work?

Valentin prepares the Spanish purchase contract and the notarial Escritura, explains every clause in English, and accompanies you to the notary. After signing, he takes care of the timely land registry entry and the payment of all taxes due.

How does escrow work?

Valentin sets up an escrow account (cuenta cliente) and coordinates the down payments – for example for the Arras contract – all the way through to handover. Your money stays protected until all contractual conditions are met.

What costs come with buying a home in Spain?

Typically: property transfer tax (8–11%), stamp duty where applicable (1.5–2.5%), notary and land registry fees, lawyer fees. For new builds, VAT (IVA) applies. Valentin puts together a transparent total cost breakdown for you – before you sign.

Are there after-sale services too?

Yes. Transferring water and electricity contracts, registering the property, tax matters such as Non-Resident Tax. Valentin stays reachable for you – including after the handover of keys.

What does legal support cost?

On Mallorca it’s common to see a fee of around 1% of the purchase price (plus IVA), with a minimum fee on smaller transactions. Valentin gives you the concrete costs transparently before engagement – no hidden items.

What languages does Valentin work in?

English, Spanish, German. From the first conversation to the handover of keys, you can sort everything out in your language – that saves time and avoids misunderstandings with authorities and the notary.

We don’t introduce homes that you haven’t legally understood.

After the purchase – land registry, taxes, utilities – he stays your point of contact.
