About the property

Description

A morning on the terrace, a walk toward the cove later and an afternoon back in your own garden: the setting of this chalet in Cala Llombards provides the starting point. The house itself needs renovation. If you enjoy bringing your own ideas to an existing home, this is a compact property in a quiet setting, rather than a home that has already been fully modernized. Built in 1981, the chalet stands on a plot of approximately 300 m². Around 57 m² of living space is arranged on one level, with three bedrooms, a living area, a fitted kitchen and one bathroom. Approximately 75 m² of usable area is listed separately. At the viewing, you can consider how the compact layout fits your needs and which changes you would actually want to make. A fireplace and partial hot/cold air conditioning are installed. The bathroom has a shower and a window, and the floors are tiled. Double-glazed aluminum windows, wooden shutters and a storage room are among the existing features. The property is offered unfurnished. This leaves room for your own furnishings, but does not replace a careful assessment of its condition and the renovation work required. Outside, the garden, terrace and covered terrace extend the living space. A combined balcony and terrace area of approximately 18 m² is listed. An outdoor dining area and an existing Jacuzzi are also included in the property details. You can therefore plan not only the rooms, but also where you want to have breakfast and spend warm evenings outside. The gallery includes photographs of the existing property alongside design proposals for a possible renovation. These help you explore ideas, but do not all show the current condition. Suitable and permitted works, their cost and how they can be carried out require separate assessment. The starting point remains a small house with a garden, offering the chance to gradually make a place of your own near the coves.

Location

Location

Cala Llombards lies on Mallorca's southeast coast within the municipality of Santanyí. The small coastal settlement is mainly made up of houses, gardens and routes down to the sea. The chalet has a quiet setting; according to the property information, the surrounding coves can also be reached on foot. You can divide your time between your own outdoor space and the coast without expecting a larger town's services on the doorstep. Sa Botigueta de Cala Llombards is an option for bread, pastries and everyday essentials. In the morning, you can pick up what you need for breakfast at home. For a larger shop, head to Santanyí. On Wednesdays and Saturdays, its market around Plaça Major brings more people into town; Es Llombards has a smaller village market on Thursday mornings. The sandy cove of Cala Llombards is the nearby choice for swimming. In summer, an early walk to the water lets you enjoy the beach before it becomes busier, then return to your own terrace later. Caló des Moro and S'Almunia are also in the surrounding area, although parts of their access routes are steep and should not be confused with an easy beach stroll. You can choose your outing according to the weather, season and your mobility. Santanyí is the main destination for larger errands and many services, a short drive away according to the property information. It has pharmacies, the CS Santanyí health center and schools including CEIP Blai Bonet and IES Santanyí. Banking and postal errands can be combined with shopping in town. For longer stays, it is worth planning these journeys rather than treating Cala Llombards as a complete service center. An afternoon drink at Chiringuito Cala Llombards can round off time on the beach. For an informal evening, La Torre in the coastal settlement serves bocadillos and simple dishes. Afterward, you can head home or continue the evening on the terrace. High season brings more activity; outside the season, the pace slows and some local services are limited. Allow around 45 to 60 minutes by car to the airport and approximately 55 to 65 minutes to Palma. Traffic and your precise destination may extend the journey. We can review the specific walking routes to the coves with you during the viewing.
