About the property
Description
In the south of Mallorca, in the countryside around Campos, sits an established agroturismo operation: a finca hotel on around eleven hectares, spread across three buildings, with 26 accommodation units for a total of 56 guests. A place you don't build from scratch - you take it over. The substance is well kept and modernised. Four different room categories cover the range from classic double rooms up to suites with their own outdoor space, a total of 26 units including four suites, all with private bathroom. The heart of the property is a restaurant with a full production kitchen and bar - 40 seats inside, 80 seats on the covered outdoor terrace. Outside, the grounds are the real experience. Two pools, one of them 25 by 8 metres, a separate adults-only area with its own pool, two jacuzzis, two fountains. Gardens and a tennis court. An EV charging station completes the infrastructure. For you, if you are looking for an established hotel operation resting on grown substance - with a transferable agroturismo licence, existing bookings ready to take over and a team that can come along. The soft factors - location, size of the estate and the combination of family and adults-only areas - speak for themselves.

Location
Location
Campos lies in the south of Mallorca, in the agricultural heart between Es Trenc and the Serra de Llevant. An old farming town with open fields, old fincas and one of the last still largely undeveloped coastal landscapes on the island. The village centre lives at its own quiet pace - for an agroturismo in full operation, this is exactly the setting guests come back for. For the operation, the town is well set up infrastructurally. Several large supermarkets are a few minutes away by car: Mercadona on Camí Vell de Ciutat, Eroski Center on the Palma-Santanyí road and on Carrer de Nunyo Sanç, plus Lidl and Aldi for basics. For fresh produce, Thursday brings a small market on Plaça de Sa Creu, and Saturday a considerably larger one that stretches from the centre to Plaça de Es Tres Molins - fruit, vegetables, sobrasada, cheese, wine, crafts. At Panadería Pomar you find traditional Mallorcan bread, ensaimadas and coca. The sea is a few minutes by car. Es Trenc, one of Mallorca's last natural sand beaches, is fifteen minutes away - for guests almost empty in winter, at its best early in the morning or late in the afternoon in summer. Colònia de Sant Jordi with its harbour and starting point for Cabrera is just as close, along with Cala Marmols and the rocky bays of the southern tip for walkers. Sa Ràpita with its marina and S'Amarador right by the water round off the coastal setting. Also important for operations: Campos has the Centre de Salut Xaloc with 24-hour PAC, plus pharmacies, post office, bank and garages. The public school and several kindergartens are in town. Palma is around 40 minutes by car, the airport about 30 - short paths for guests arriving or departing. In the evening, Campos itself offers a good selection. Molí de Sal is known for grilled and meat dishes, in the village centre smaller restaurants and wine bars sit with street terraces. For a fish menu right by the water, you drive ten minutes to Sa Ràpita to S'Amarador or to the Colonia to the harbour restaurants. A location that brings together agricultural hinterland, undeveloped coast and short paths to Palma - for an agroturismo with an ETV licence, one of the most stable settings in the south.
