About the property
Description
White chalets, palms and two shared pools form the setting for this offering in Cala Egos. Rather than an individual holiday home, the proposal is the purchase of the SL company with four chalets and an existing holiday-rental operation. When you view the houses, the focus is therefore on both the rooms and terraces and the day-to-day arrangements supporting guest stays. The four houses have identical layouts, each with approximately 125 m² of living space over two floors. Each has five double bedrooms, two full bathrooms and its own parking space. The ground floor contains the entrance, living and dining area, kitchen, utility room, one bedroom and a bathroom. Upstairs are another living area, the remaining bedrooms, the second bathroom and terraces. One bedroom has direct terrace access. Built in 2007, the houses are described as furnished and ready to use. The properties form part of a development of eleven chalets. Its total plot of 3.273 m², two pools and garden areas make up the shared setting. The entire development is not being offered for sale. Nor can the total land area be treated as an exclusive plot for the four houses. Private garden areas are possible within the complex; the precise allocation and use rights must be checked for each unit. The rental business uses booking platforms such as Airbnb as well as direct bookings through its own website. An existing local organization handles cleaning, check-in, bookings, administration and guest care. You are therefore considering an operation already in place, rather than one that exists only on paper. Which contracts, services, bookings and rights will continue with the company purchase must be established from the documents and during the purchase process. Valid ETV holiday-rental licenses have been confirmed for all four chalets. The focus here is four houses in one location with an established rental organization, not a blanket promise of returns. Alongside your impressions on site, the company's documented figures and records are central to your decision. Reviewing these is part of the next stage; this listing does not anticipate financial results or tax benefits.

Location
Location
Cala Egos is on the southwestern side of Cala d'Or, on Mallorca's southeast coast. White houses, small coves and the nearby marina shape this part of town. Around the development, you will find a holiday neighborhood with its own shops and restaurants, rather than an isolated rural setting. Your day can move between the terrace, the shared pool and a trip to the sea. In the morning, Eroski in Cala Egos is an option for bread, fruit and whatever you plan to put on the table later. For a longer outing, head to Santanyí. Its market takes place around Plaça Major on Wednesday and Saturday mornings. Between the vegetables, cheeses and craft stalls, there is time for a coffee before you return to the coast with your shopping. Cala Egos and Caló des Pou are the local swimming coves on this side of Cala d'Or. These are compact sandy beaches within a developed coastal town, not secluded natural beaches. In summer, an early visit to the water can be followed by time at the development's pool. Beach Bar Es Pou is directly on the beach at Caló des Pou. Which cove you choose can simply depend on the day's plans. Everyday services include Farmàcia Cala Egos and the UBS Cala d'Or primary care clinic. The public CEIP Santa Maria del Mar serves preschool and primary-age children; its designated secondary school is IES Santanyí. CS Santanyí provides further health services. If you plan longer stays, these are useful points of contact beyond the usual holiday activities. In the evening, you might start at Egos Beach-Club & Restaurant by Caló des Pou, then continue toward the marina. Walk along the boats and look for a waterside table without planning every part of the evening. Or stay on your own terrace and let the day wind down there. Cala Egos follows a seasonal rhythm: summer brings more people out, while the quieter months have a different atmosphere and a changing choice of places to eat. Palma is an option for a day in the city by car. Allow approximately an hour to reach the airport, potentially longer depending on traffic and your route. We can go through the specific routes from your chosen chalet with you on site, rather than promise the same walking times for every house and destination.
