About the property

Description

At the southern edge of Cala Llombards, a small coastal village in southeast Mallorca, this modern villa is taking shape with a clear architectural language. The position is in the quieter part of the village - low-rise surroundings, trees, almost no through traffic, and a short walk to the beach. The villa will be completed in 2025/2026 and follows a contemporary line: stone floors, heat pump with underfloor heating, an open kitchen with island unit, electric entrance gate, partial basement, and a technical room. The open living and dining concept connects directly to the outdoor areas. The outdoor spaces are thoughtfully designed: a private pool of 33 m², patio, covered terrace, and an outdoor dining area built for warm evenings. An outdoor shower and garden round out the grounds. Inside, a well-considered layout and calm material palette create an atmosphere that works well at any time of day - whether as a primary residence or a holiday base in the southeast of the island. For you, if... you are looking for a new build in the quiet part of Cala Llombards, with a pool, heat pump and underfloor heating - and want a short walk to the beach as part of everyday life.

Location

Location

Cala Llombards lies in south-east Mallorca, tucked between pines, pale sandstone and rocky coast. A small, quiet coastal village with low buildings, little through traffic and few year-round neighbours - in winter you hear cicadas and waves more than cars. The day starts in the neighbourhood. At Sa Botigueta on Avinguda de Cala Llombards you pick up bread, ensaimadas and everything for the day - the village shop with a small bakery is a few minutes on foot. For the weekly shop and fresh produce, you drive the ten minutes to Santanyí to Eroski or one of the smaller supermarkets in the centre. Twice a week, Santanyí transforms: on Wednesday and Saturday from eight to two, the weekly market with 150 to 200 stalls spreads across the Plaça Major and the surrounding lanes. For farmers' markets, Thursday brings one in Campos or Ses Salines, and Sunday a big one in Felanitx. The sea is a walk away. Cala Llombards bay with its fine sand, turquoise water and the chiringuito right on the beach is a few minutes on foot - one of the most beautiful family bays in the region. The iconic Caló des Moro and Cala S'Almunia are a few minutes along the small coastal path, in Mondragó nature park just around the corner S'Amarador and Cala Mondragó are waiting. In summer, you go early in the morning or late in the afternoon; in winter, often undisturbed all day. For daily life, Santanyí is the next address. The Centre de Salut on Carrer Bernat Vidal i Tomàs with 24-hour PAC, pharmacies, post office, bank, the public primary school CEIP Santanyí and several kindergartens - all ten minutes by car. For international schools, it's 45 to 60 minutes to Palma, with the Eurocampus at the edge of the city. For golfers, Vall d'Or Golf sits among pines twenty-five minutes away. In the evening, life shifts towards the bay or the village centre. At Chiringuito Cala Llombards or Cala Llombards Beach Bar right by the water, you sit until sundown - a sundowner with the waves as background. A little higher up sit La Torre, Hostal Cala Llombards, Voramar and Café Drac with sea views. For a fish menu, a jump to Portopetro to Es Bergant or La Caracola, or the drive to Colònia de Sant Jordi to the harbour restaurants on the quay. Palma is around an hour away, the airport roughly 50 minutes. A place where life automatically slows down - bread from the bakery in the morning, barefoot to the bay at noon, a sundowner to close the day.
