About the property
Description
In the old town of Campos stands a townhouse that does not hide its history. The 2023 renovation has brought the old substance back into view and combined it with a modern interior - natural-stone arches on the upper floor, a barrel-vaulted cellar of rough-cut stone, historic beamed ceilings above light microcement floors. 440 m² of living space across three floors, three bedrooms, three bathrooms, furnished and ready to move in. The entrance sits on a quiet side street. Behind the front door, a bright hallway opens with a long perspective through to the courtyard. The ground floor carries an open dining and living area, the black designer kitchen with wooden worktop and terracotta tiles sets a deliberately contrasting note. Two doors lead from the living room straight into the courtyard. On the upper floor, two rooms open up under three rough-cut stone arches into an impressive enfilade. From here a quiet staircase continues up to the bedrooms and to the rooftop terrace, with a view across the tiled roofs of Campos towards the mountains of the Serra de Llevant. The cellar is the surprise: a proper vaulted bodega with a masonry barrel vault, suited as a wine cellar. Outside, the courtyard is the real centre. A saltwater pool between two terraces, a covered dining area for long afternoons, warm terracotta plaster and the calm that a closed courtyard in a village simply brings with it. Fit-out consistently in a higher tier - underfloor heating, warm/cool air conditioning, fibre internet, aluminium windows with persianas. For you, if you are looking for historic substance combined with a modern renovation - in the middle of a lively Mallorcan village, with the comfort of a new build and the calm of a private courtyard.

Location
Location
Campos is one of those places on Mallorca that is unjustly overlooked. The agricultural heart of the south, with a centre that still follows the rhythm of the week - compact enough to run most errands on foot, and with a food scene increasingly known beyond the village. The day starts in the neighbourhood. At Panadería Pomar you find traditional Mallorcan bread, ensaimadas and coca in the morning. For the weekly shop, several supermarkets are a few minutes away: Mercadona on Camí Vell de Ciutat, Eroski on Carrer de Nunyo Sanç and at the edge of town towards Palma, plus Lidl and Aldi for basics. Twice a week the centre transforms: on Thursday a small farmers' market with fruit, vegetables and plants, on Saturday from nine to two a considerably larger one that stretches from the centre to Plaça de Es Tres Molins - sobrasada, cheese, oil, wine, crafts, along with coffee and breakfast at the cafés around it. The sea is a few minutes by car. Es Trenc, one of the island's last natural sand beaches, is fifteen minutes away - almost your beach alone in winter, at its best early in the morning or late in the afternoon in summer. Colònia de Sant Jordi with its harbour and view of Cabrera is just as close, Sa Ràpita with its marina ten minutes. Cala Llombards, Cala S'Almunia and the bays of the southern tip are within easy reach by car. For daily life, everything is in the village. The Centre de Salut Xaloc with 24-hour PAC covers medical basics, plus pharmacies, post office, bank, garages, several kindergartens and the public primary school. Secondary schools also in Campos, international schools in Palma are about 40 minutes by car. In the evening, the village opens up. Molí de Sal at the edge of town is known for grill and meat dishes, in the centre smaller restaurants, wine bars and cafés sit with street terraces. For a fish menu right by the water, a jump to Sa Ràpita to S'Amarador or to the Colonia is worth it. And for a classic sundowner, ten minutes to Cassai Sunset Club in Colònia de Sant Jordi. Palma is around 40 minutes away, the airport about 30. A location with short paths, a calm village routine and a coast that has not yet been built over.
