About the property

Description

In Colonia de Sant Jordi, in the south of Mallorca, a townhouse is taking shape that draws on the classic island vocabulary - rough-cut stone, aluminium persianas, timber beam ceilings, fireplace. The project is designed and ready, construction is about to begin, completion is planned for 2027. 183 m² of living space across two floors plus a guest house, around 274 m² of usable area in total. The layout separates daytime spaces and private rooms clearly. On the ground floor, an open living area with fireplace and an open kitchen with dark wood fronts and island, directly connected to the dining space under a beamed ceiling. Five bedrooms, four of them with en-suite bathroom, spread across the floors, plus a separate walk-in wardrobe and a technical, laundry and drying room. Outside, the inner courtyard is the heart of the house. A pool of 2.5 by 6.5 metres sits between rough-cut stone walls, with a covered terrace under a bougainvillea pergola and an outdoor dining area framed by a lemon tree. The second outdoor sequence is a sheltered lounge at the rear pool edge, framed by cypresses and an olive tree. The house is complemented by a separate guest house - a private retreat for guests or for your own family on quiet days. The fit-out is consistently in a higher tier: underfloor heating, warm/cool air conditioning, heat pump, fireplace, fibre internet, double-glazed aluminium windows, automatic garage door, energy efficiency class A+. For use as a holiday property, the basis is already in place: a valid ETV licence for 8 people is in place. That opens the option of living in the house yourself during quiet months and renting it out in season - with a clean legal foundation that in this location on Mallorca is not a given. For you, if you want to arrive in one of the calm coastal villages of the south - with a new build you can still shape in the final details, and a use case that keeps all options open.

Location

Location

Colonia de Sant Jordi lies in the south of Mallorca, along one of the last still largely undeveloped coastlines of the island. An old fishing village with a small harbour and Mediterranean village structure - compact enough to run most of daily life on foot, quiet enough to have the place almost to itself in winter. The day starts in the neighbourhood. At Spar on Ramón y Cajal, a family-run shop with its own bakery, you pick up ensaimadas and bread for the morning - about five minutes on foot. For the bigger weekly shop, Eroski on Carrer dels Estanys is the standard, open from eight-thirty in the morning until nine in the evening, Sundays until midday. Tuesday afternoon, the weekly market stretches down Avenida Primavera - clothing, crafts, fruit and vegetables, from May to October as an evening market running into the late evening. For a classic farmers' market, it's five kilometres to Ses Salines on Thursday mornings, or twenty minutes to Santanyí on Wednesdays and Saturdays. Mornings by the sea are usually a walk. The harbour and the small village beach are a few minutes away, the long sand of Es Trenc is ten minutes by bike or car - in winter almost your beach alone, in summer early in the morning or late in the afternoon. Es Carbó, the quiet alternative south of the village, is a walk along the small coastal path. The salt flats as a nature reserve sit right next to it, flamingos included. Cala Marmols, Cala S'Almunia and the rocky bays of the southern tip are quickly reached by car. For everyday life, everything is in the village itself: the pharmacy on Av. Marquès del Palmer, the basic health centre on Carrer Dr. Barraquer, the public primary school, post office, bank, garage, bike rental. Paediatricians and the secondary school campus are in Ses Salines and Campos, ten to twenty minutes away. For larger errands, Santanyí is the next address. In the evening, life shifts towards the harbour. An ice cream on the way home at Es Dolç, a sundowner at Cassai Sunset Club with a view of Cabrera, then perhaps tapas at Can Gori or a late round at Bodeguita El Cubano. Fish menus at one of the harbour restaurants on the quay, when you want to take your time. It's the rhythm of a coastal village that breathes in summer and comes back to itself in winter - close enough to Palma for a day in the city, far enough away for days that tick more slowly. Palma is around 45 minutes away, the airport roughly 35.
