Wells on Mallorca – what to check

What matters: a valid concession (water authority), water quality (drinkable or irrigation only), pump performance, depth, and whether the well delivers sustainably in summer. We review concession papers and water analyses with you – an unpermitted well is an open flank at resale.

Well vs. aljibe (cistern)

Sometimes the well comes with an aljibe (cistern) – a traditional water collector fed by rainwater. Both systems can complement each other and provide real supply security in the countryside. A well-maintained cistern can store tens of thousands of liters – gold in a dry summer.

Water quality and maintenance

Well water should be analyzed regularly – for nitrates, chlorides (saltwater can intrude near the coast), bacteria. For drinking-water quality you often need UV filtering or a reverse-osmosis system. The pump needs service, the wellhead needs to be sealed and protected. We know local hydrologists who do this reliably.

What does a well mean on Mallorca?

Your own well ("pozo") means independence from the municipal water supply – ideal for garden, pool, and emergencies. In dry summers, that's more than just comfort.

What to check when buying a well?

Whether it's officially registered (very important – illegal wells are increasingly controlled), water volume (liters per hour), water quality (salt, nitrate), depth, and pump.

Can I drink the well water?

Only after a lab water analysis and usually with a reverse-osmosis system. Salt levels run high near the coast. For garden, pool, and laundry, it's usually fine untreated.

How valuable is a well?

On a rural finca, very – it saves you tanker deliveries at €100–€200 each. On a small town plot, nice-to-have but not essential.
