You want to sell your property and you have an agent by your side? Great. To keep things smooth and move the sale forward quickly, your agent will need a handful of important documents from you. That way they can give potential buyers all the information they need – and you stay on the safe side.

Heads-up: Exactly which documents are required depends on the type of property. We separate houses and apartments below.

Documents when selling a house

Land registry extract (Extracto del registro de la propiedad)

Shows who owns the property and whether any encumbrances exist – such as mortgages.

Cadastral / location plan (Plano catastral / Plano de situación)

Documents the exact location and the plot boundaries.

Construction plans and floor plans (Planos de construcción y planos de planta)

Show the layout of the property – particularly relevant for buyers.

Living-area calculation (Cálculo de la superficie habitable)

So the buyer knows how much space they're getting.

Energy certificate (Certificado de eficiencia energética)

A mandatory document that documents the energy performance of the property.

Building permits and technical documentation (Permisos de construcción y documentación técnica)

Particularly important if the home has been extended or modified.

Proof of renovations and refurbishments

Show what was done to the house – and when.

Documents when selling an apartment

For apartments, the list above applies as well – plus three additional documents related to the community of owners.

Horizontal division deed (Escritura de división horizontal)

Regulates the division of the building and the common-property areas.

Minutes of owners' meetings (Actas de las juntas de propietarios)

Show what was discussed and decided in the community of owners.

Annual budget and community fee statements

So the buyer knows the recurring costs.

Proof of renovations and refurbishments

Show what was done to the apartment – and when.

What to take away

The more complete and well-organized your documents are, the faster the sale can move – and the fewer follow-up questions you'll get from the notary, the buyer, or the tax advisor.
