A balcony is the smallest form of the island dream – and often the most effective.

What we check on balconies

Orientation (south/west balconies are hot in summer, east is pleasantly cool in the morning), railing height (min. 100–110 cm), and the condition of the waterproofing. In older complexes, balcony renovation is often a comunidad matter – we check reserves and approved renovation plans.

Using a balcony well

On Mallorca, the balcony becomes the third living room – when it's properly equipped. Outdoor upholstered furniture with saltwater-resistant covers, a shade sail or awning, planters with Mediterranean planting. With a small budget, you can pull a lot of livability out of 6 square meters.

Sound and location

In the center of a lively town, the balcony can be a soundtrack provider – garbage collection in the morning, the tapas bar next door in the evening. We visit the apartment with you at different times of day, so the soundscape doesn't become a surprise at the notary.

How big is a typical balcony?

French balconies are railings only (50 cm), comfortable balconies are 4–8 m². For real outdoor living, terraces of 15 m² and up are noticeably more valuable.

Which orientation is ideal?

South-west for long sun, south-east for morning coffee, north for summer cool. On Mallorca in summer, south can be too hot – shade or an awning is essential.

What to check at viewing?

Railing stability (salt, wind), flooring, waterproofing, and service history. In multi-family buildings: does the balcony belong to the apartment or to the comunidad ? That has tax and renovation implications.

Is a glassed-in conservatory worthwhile?

On Mallorca, rarely – the sun is enough for 9 months. Plus glazing usually needs permits, some comunidades forbid them outright. We check before any conversion.
