Country house or finca?

Linguistically identical. In the German-speaking market we say "Landhaus"; on Mallorca itself it's called finca. What matters isn't the word, it's the legal classification as suelo rústico – rural land – with all its implications for extensions, pool, and rentability.

What defines a good country house on Mallorca

Substance before style. A good country house has thick walls, a watertight roof, clear title, and supply – water, electricity, access. Everything else can be designed. We look at the substance with you – with a builder's eye, not an estate agent's.

Water and energy in the countryside

Many country houses are not connected to the public water network – supply runs through wells , cisterns ( aljibe ), or water-tank deliveries. Equally important: electricity (grid connection or solar/off-grid), internet (fiber or 4G/5G). We check what's really available and what would have to be added.

What is a country house on Mallorca?

"Country house" is the English term for a finca – a detached house on rustic or agriculturally-zoned land, often with garden, pool, and olive trees. The more common Mallorcan term is finca.

Where are most country houses located?

In the hinterland of Santanyí, Felanitx, Manacor, Llucmajor, and Campos. Quiet micro-locations, often with views of the Tramuntana or open countryside. You reach the beach in 10–25 minutes.

What do we check on a country house?

Legal status (building land, rustic land), permitted living area, Cédula de Habitabilidad, water and power supply. Many beautiful country houses have legal baggage – we separate the safe from the doubtful.

Are country houses with an ETV license available?

Rarely, but possible. ETV licenses in the rural outskirts are barely ever newly issued. Existing licenses can be transferred on sale – which makes such properties especially sought-after.
